This project required a dual-system roofing solution: a fully adhered TPO flat roof system paired with durable standing seam metal roofing around the building’s exterior.

Engineering the Flat Roof System (Carlisle White TPO)

 

Flat roofs require precision engineering to prevent ponding water, withstand high winds, and maximize energy efficiency.

  1. First, the existing multi-layer roof was removed and disposed of, taken down to the existing concrete deck. With a clean foundation secured, we built a premium, multi-layer roof system from the deck up.

  2. We started by installing 3.0-inch Polyiso insulation, providing an impressive R-value of R-17.4 for maximum energy efficiency.

Instead of just screwing the roof down, we fully adhered the new Carlisle 60-mil white TPO roof membrane.

This installation method offers several significant advantages:

  • Mechanically attached (screwed-down) roofs naturally “flutter” and billow when high winds blow over a building, which wears out the system over time. Fully adhered systems stay permanently locked in place.
  • Fully adhered systems boast superior wind uplift ratings and drastically reduce the risk of future moisture intrusion.

3. Standing water is one of the greatest threats to any flat roofing system. To ensure positive drainage and long-term performance, our team completed several specialized structural upgrades:

  • Built 4’ x 4’ tapered insulation sumps around the drains so water naturally flows exactly where it’s supposed to go.
  • Installed retrofit roof drains featuring heavy-duty aluminum clamping rings and a Pro-Seal patented rubber gasket system to guarantee a waterproof seal in the existing drain lines.
  • Installed Snap Edge Fascia along the roof rakes, factory-fabricated to meet strict ANSI/SPRI ES-1 wind uplift specifications.
  • Extended all vent pipes to sit 8 inches above the finished roof surface per local building codes.

Upgrading the Exterior with Architectural Metal Panels

To enhance both the appearance and durability of the building, we also completed a full replacement of the standing seam metal roofing surrounding the structure.

Metal Panel System Specifications:

  • Heavy-duty 24-gauge Standing Seam
  • MRS System 2000
  • 16-inch wide panels with 1.75-inch tall ribs
  • Premium Kynar PVDF (Teflon-based)

The Anatomy of Our Metal Install:

  • We removed and disposed of the old metal roofing, then sheathed the entire area with a fresh layer of ½-inch OSB sheathing.
  • We applied a High-Temperature & High-Tack (HT) rubberized underlayment over the entire roof. This specialized material automatically self-seals around roofing nails and screws, creating an exceptional secondary water barrier.
  • The standing seam panels feature a premium Kynar paint finish. This PVDF coating is the industry gold standard for resisting fading, chalking, and harsh weathering over time.
  • We lined the internal gutters with the same heavy-duty HT underlayment, fabricated new 24-gauge commercial-grade gutters with 6-inch black uncured EPDM seam tape at the splices, and installed brand-new PVC downspouts to handle heavy mountain rainfall.

 

From Pre-Con to Final Inspection

 

A commercial project of this scale requires exceptional project management, careful planning, and flawless execution.

Execution Highlights

  • Before a single tool was lifted, our team conducted a thorough pre-construction meeting to map out safety perimeters, equipment staging, and appropriate working hours to minimize disruption to the hotel’s daily operations.
  • To keep the property looking pristine for hotel guests, a full site cleanup was performed at the end of every single workday.
  • We concluded the project with a final walkthrough alongside a property building representative and the City Building Inspector to verify that every aspect of installation met manufacturer specifications and all applicable municipal building codes.
