This reroof project at a warehouse facility in Weaverville NC gave us the opportunity to incorporate a metal retrofit project in conjunction with complete tear off and TPO roof replacement of a 100000+ sqft facility with Carlisle 60 mil TPO membrane.
Completed in two phases, the metal retrofit resolves the leaking that was previously caused by fasteners that have worn over time to the original standing seam roof system. A metal retrofit is a popular solution to metal replacement not only because of the lower material cost, when installed to manufacturer’s specification, this watertight system provides a 20 year material warranty.
The second phase included the complete tear off of a membrane that deteriorated over time as a result of poor drainage. When this happens, ponding water will cause silt build up after evaporation. These dark spots will will bake the membrane under the sun’s rays raising the temperature to over 160 degrees. The deteriorated membrane resulted in leaks through the sublayer and into the wood decking requiring the replacement of portions of the original tongue and grove deck material.
To resolve future drainage issues, we included tapered crickets between drains along with new retrofit drains to create drain sumps that would allow for sufficient drainage. We installed 1.5″ polyiso insulation underneath the 60 mil TPO membrane which was mechanically fastened and all exterior walls received gravel stop style metal fascia with a 6″ face with new heavy duty 24 gauge commercial grade gutters and downspouts.
